Affordable Housing

The issues around the lack of affordable housing in North Cornwall have become more acute within the last couple of years as soaring house prices have far outstripped local incomes and made it hard for the indigenous population to access housing. The figures below put this into context.

Housing Demand and Supply

› 2,500 new households will form over the next five years

› 92% are children of existing households

› 81% are under 30 (23% 16-19)

› Structure Plan provision is 340 total dwellings per annum

› Net annual affordable housing shortfall is 692 dwellings over the next five years

› Net annual affordable housing shortfall is 5,544 to 2011

› Anticipated affordable housing provision is 50-70 dwellings per annum

The situation is not set to improve with ever rising living costs and lack of new housing being built, which will result in an even higher need for housing that is affordable for the local working population.

We are working in partnership with Bodmin Town Council and North Cornwall District Council to develop the site off Moor View, to provide high quality, well designed, affordable housing in Bodmin.

The underlying intention of the development is to address the need to provide
affordable housing for key workers, younger and first-time buyers.

Moor View Affordable Housing will be a unique development which will offer apartments for sale at prices which are as affordable as is possible.

It is intended that there will be a proportion of 'affordable' homes in accordance with the planning definition at around £65,000 for a one bedroom property and £85,000 for a two bedroom property and also 'open market' homes which will still be relatively low cost homes to be sold at prices in the regions of £97,500 to £135,000.
